The Flow
Organically shaped, adobe style white concrete walls meander throughout the villa giving each room a cool and airy feeling. From the master bedroom down to the sprawling outside terrace and pool deck, you can’t help but feel a lightness of being with each step. Irregularly cut limestone and red Jamaican-clay tiles beneath your feet, wooden pergolas that hang overhead, louvered doors and windows that let the outside in, all act in unison to reflect the authentic soul stirring energy of Jamaica’s South Coast.
The Rooms
Steppa is a private villa located on the same property as Peeniwalli. Both are part of the Kotch collection and can be rented individually or together for large or small family and friend getaways or a special retreat. Steppa has 3-bedrooms, a family-sized kitchen and living room, a pool and a large outdoor lounge and bar area.
Panorama (Master Bedroom)
Master bedroom with Adobe-style built-in King bed frame and lounge seating. Wood-louvred French doors open up to a wide rooftop patio with its own plunge pool and sunbathing deck. A second rooftop terrace with outdoor shower is accessed from the full ensuite bathroom. Room includes AC, fans, south-facing ocean views and north-facing Mountain vistas all above a canopy of trees and lush vegetation.

Queen-sized bed and ocean-facing balcony, AC, fans and full ensuite bathroom with semi-outdoor shower.
Cozy (Room 3)
Double-sized bed, AC, fans and full ensuite bathroom.

Spaces are both intertwined, yet private, giving you the freedom to choose your preferred level of intimacy and connection.

Our private villas include services that feel like a boutique hotel. Each villa comes with a dedicated team – a villa family ready to care for you as little or as much as you want. At our Peeniwalli and Steppa villas, Rohan is your man. He provides butler services and maintains the grounds and villa facilities making sure you have everything you need. The villas also come with a chef and housekeeper, and if you want an extra hand with the kids, our concierge can make the arrangements.
