Cancellation Policy
Your villa booking will be confirmed by our concierge within 48 hours of making your booking. If your first preference is unavailable, our concierge will work with you to identify an alternative date or villa option. All cancellations must be submitted in writing by email and take effect from the date we receive your confirmation.
Rates
All rates are subject to change at any time due to the imposition of taxes or other government charges, or other events beyond our control.
Deposit
To secure your booking, a 50% deposit of the total villa price is required. Full and final payment is due no later than 45 days before your arrival date. Bookings made 45 days or less before arrival must be paid in full at the time of booking. Payment of the deposit indicates your agreement to these booking terms.
Standard cancellation fees
Should you have to cancel your reservation, the penalty is calculated as a percentage of the total rate according to the date of cancellation.
- 30 days after booking through 90 days before arrival: 40% cancellation fee
- 89 days to 60 days before arrival: 50% cancellation fee
- 59 days to 31 days before arrival: 75% cancellation fee
- 30 days or less before arrival: 100% cancellation fee
For bookings made 45 days or less before arrival, full payment is required at the time of booking and no refunds are given. In the case of a returned deposit, bank charges will not be included.
Blackout dates
Special offers do not apply during blackout periods, and full payment is required up front to secure a booking. Blackout periods are:
- Festive Season (December 18 to January 3)
- Easter Weekend
- 4th of July
- Jamaican Emancipation and Independence (August 1 and August 6)
- Heroes Weekend
- Thanksgiving Weekend
Festive Season bookings (December 18 to January 3)
The Festive Season carries its own terms.
- Final payment is due 120 days before arrival
- No refunds for cancellations made within 120 days of arrival
- 50% cancellation fee for cancellations made between 120 and 180 days before arrival
- 25% cancellation fee for all other cancellations
- Full refund available only on cancellations made within 14 days of booking, provided the booking was made at least 180 days before arrival
Changes to your reservation
Upgrades to your booking, such as additional nights, additional rooms, or additional guests within the property limit, can be made at any time at no charge.
Changes that reduce the booking, such as removing nights or rooms, are subject to:
- 50% revision fee per person if requested between 30 and 45 days before arrival
- Full cancellation penalty if requested 30 days or less before arrival
Date changes that move your booking from low season to high season are subject to a rate adjustment, with the difference added to your total. All revisions are subject to approval in writing. If a revised booking is later cancelled, the cancellation penalty applies based on the original arrival date.
